How Owner Service Requests Work

An owner’s call or form may be shared with a third-party management provider, which independently confirms coverage, scope, availability, pricing, and terms directly with the owner. This page expands each step so you know exactly what is collected, when it is shared, and who is responsible for what.

Step 1

You call or send the form

You describe the property and what you want handled. Nothing is committed by getting in touch, and no work is arranged at this step.

Step 2

The request may be shared with a provider

If a provider is available and the request fits that provider's coverage, capability, and capacity, the request may be shared. If there is no fit, it may not be shared at all.

Step 3

The provider confirms everything directly with you

The provider — not this site — confirms the details, sets terms, and, if you both agree, contracts for and performs the work directly with you.

What the platform collects

A useful request is short. What you provide is the information needed to judge whether a provider can help and to let that provider reach you:

When a request may be shared

A request may be shared with a third-party provider only when a provider is available and the request fits that provider’s coverage, capability, and capacity. If none of that lines up, the request may not be shared at all. Sharing is a possibility, not a promise, and it happens after the request arrives — never before.

What the provider independently confirms

Once a request is shared, the provider — working directly with you — confirms the things this site cannot and does not vouch for:

Who contracts, performs, and is responsible

The provider contracts for and performs the work; this site does neither. Responsibility for taxes, filings, insurance, and any warranty on the work rests with the provider and the owner under their agreement — not with this site. For tax questions specifically, those belong with the Idaho State Tax Commission or the owner’s tax professional, and insurance questions belong with the owner’s carrier. This site does not make those determinations.

No guarantee, no obligation

Provider availability is never guaranteed. Sending a request creates no obligation on either side: you are not committed to hiring anyone, and no provider is committed to taking the work. If a provider and an owner agree to proceed, they do so on their own terms, directly with each other.

Questions and disputes

Questions or disputes about a service — scope, scheduling, pricing, or the work itself — are handled with the provider, who is the party contracting for and performing the work. Questions about the content on this site, including anything that looks wrong or out of date, go through the correction contact on the contact page.
